
Operating your property as serviced accommodation is a great way to generate up to 2-3 times more income than an AST.
This is an attractive model for landlords and investors who are happy to invest some money into their properties whilst also accepting an element of risk. You will be responsible for decorating and furnishing the property up to a high standard so that it is ready to rent on the SA market. From here we will manage the cleaners, handle guest communications and optimise your calendar and online listings.
We understand that not everyone has the time or experience to set up their properties so we also provide this as an additional service or as part of our fixed rent service.

Pricing
Our flexible management is charged as a percentage of net revenue (once any Online Travel Agent commissions have been deducted) before cost of sales ie: cleaning & linen costs, supplies, and maintenance costs.
Our management fee is 15% +VAT
Who Will Stay In My Property
We provide accommodation to a mixture of leisure travellers, families and groups of contractors or businessmen over a number of properties in a wide area. Each property is assessed on its merits and set up to attract a certain type of guest.
Peace Of Mind
We have measures in place to actively discourage and monitor any potential problem guests. This has been learnt through years of operating and we have a very robust system in place meaning that it is rare that we have to deal with unpleasant guests.
Unlike a normal tenant, in the rare event that something is damaged or requires repairing we will take care of this and arrange for any repairs or maintenance, claiming the cost from the guest damage deposit if needed.
Property Inspections, Cleaning and Maintenance
Our professional cleaning team will clean and inspect every property after each guest has stayed. All maintenance issues get reported and dealt with quickly meaning the property is constantly kept in its best condition.
Working With Us
If you decide to use us to rent or manage your property then you will be allocated a dedicated property manager who will be your point of contact and on hand to advise you. You will receive regular updates on the performance of your properties as well as the market and each month we’ll send you a statement with a breakdown of the income and outgoings for each property.
Protected From Nightmare Tenants and Guests
All of our guests are vetted with deposits and ID’s taken. Guests will only ever stay up to a maximum of 3 months and do not have the right to occupy. This means that by law they are not classed as tenants and as per the terms that they agree to, can be removed from the property at any time if causing a nuisance.
